Flat fees, in writing, before we start.
Never hourly, and never a percentage of the estate. You get one flat quote after a walkthrough, the same day, scoped to what we actually saw. If the scope grows, the overage rate was already on the page you signed. Our work is generally payable from estate funds as an expense of administration; your attorney confirms what applies to your estate.

Coordination, flat too
The house side: crews selected, scheduled, watched and logged. One honest structural note: every crew and sale company contracts with the estate and is paid by the estate directly. The only money we ever receive is our own fee, and it appears in your record like everything else.

Three ways to pay
An executor shouldn't have to front an estate's expenses from a personal account. Depending on the estate, there are three structures, and two of them mean nothing out of pocket.
OPTION 1
Direct
Half at signing, the balance at delivery. The balance can split into up to four equal payments at no charge. We never charge interest on anything, ever.
OPTION 2
Estate-billed
Nothing out of pocket. With your attorney, the executor signs a direction letter and our invoice is paid from the estate's first available funds, through the attorney, never through us. A small flat deferred-settlement fee applies, disclosed up front.
Available when the estate qualifies and an attorney is engaged.
OPTION 3
Settlement-funded
The engagement pays for itself from what the estate produces: a life insurance assignment, or the settlement of the estate sale or house closing. Funds are held by the insurer, funder or attorney and release only on the executor's written confirmation that the work is delivered. The settlement funds the contract; it never accelerates it.
Available when the estate qualifies and an attorney is engaged.
Terms worth knowing
The parts of the fine print families actually care about, stated in the large print.
- Your originals are never hostage. They come back to you regardless of the state of the bill. Only closing steps wait for final payment.
- We never take prepaid money for future promises. A deposit covers work in progress, nothing more. This county has seen what happens when prepaid promises and missing records mix; we built the opposite.
- We never buy from an estate we serve. No exceptions. A helper with a bid is not a helper.
- Every fee shows in the record. Ours, and every crew's. If a dollar moves anywhere near your estate, you can see it.
