Flat fees, in writing, before we start.

Never hourly, and never a percentage of the estate. You get one flat quote after a walkthrough, the same day, scoped to what we actually saw. If the scope grows, the overage rate was already on the page you signed. Our work is generally payable from estate funds as an expense of administration; your attorney confirms what applies to your estate.

The records tiers

The paper, the scanning, the asset map and the archive. Sized by how much paper a life left behind. A banker box is the unit; a walkthrough settles which tier fits.

Starter

One or two boxes. Small estates, and the proof of assets a small-estate filing needs.

$399

  • Full scan and organization
  • Estate asset map, source-linked
  • Originals returned in order

Standard

Around four boxes. The typical household estate.

$1,295

  • Everything in Starter
  • Attorney-ready intake package
  • Family record for every heir

Full

Around ten boxes. The whole paper life, mapped.

$2,795

  • Everything in Standard
  • Discovery sweep included
  • Accounting-ready output

Estate

Beyond ten boxes, multiple properties, a business. Still flat, never a percentage.

Flat quote

  • Scoped at the walkthrough
  • Overage disclosed: $150 per box beyond scope

Coordination, flat too

The house side: crews selected, scheduled, watched and logged. One honest structural note: every crew and sale company contracts with the estate and is paid by the estate directly. The only money we ever receive is our own fee, and it appears in your record like everything else.

Apartment or senior living pack-out

One to two documented days, everything inventoried as it's packed, unit surrendered, meter stopped.

$750

Full house program

Estate sale, cleanout, cleaning and donations, coordinated end to end with every receipt in the record.

$950 to $1,500

Farm or complex property

Equipment, animals, outbuildings. Scoped at the walkthrough.

up to $1,500

Documented events and add-ons

Single jobs with a camera and a protocol, priced flat, added only when your situation calls for them.

Discovery sweep

Signature-ready requests to the bureaus, the IRS, the policy locator, unclaimed property and TennCare, tracked until answered. Included in Full.

$299

Documentation visit

The room-by-room recorded walkthrough with every heir invited live.

$400

Witnessed safe deposit box opening

Contents photographed piece by piece before anything leaves the vault.

$250

Documented storage unit first entry

Camera from the door up, before anything moves.

$250

Vehicle or boat transfer packet

Title transfer paperwork prepared signature-ready, each.

$150

Registered firearms recognition and routing

Specialty and NFA items identified and routed lawfully through licensed dealers.

$200

Digital accounts sweep

Online accounts, cloud photos and provider requests, prepared under the executor's authority.

$250

Photo and media digitization

Per banker box of photos and albums; tapes and film quoted per item.

$349

For the family, at cost or close to it: duplicate heirloom albums $149 each, the bound family copy of the estate record $129 each, and keepsake shipping to any heir $12 per shipment. The digital record itself is free to every heir, always.

Three ways to pay

An executor shouldn't have to front an estate's expenses from a personal account. Depending on the estate, there are three structures, and two of them mean nothing out of pocket.

OPTION 1

Direct

Half at signing, the balance at delivery. The balance can split into up to four equal payments at no charge. We never charge interest on anything, ever.

OPTION 2

Estate-billed

Nothing out of pocket. With your attorney, the executor signs a direction letter and our invoice is paid from the estate's first available funds, through the attorney, never through us. A small flat deferred-settlement fee applies, disclosed up front.

Available when the estate qualifies and an attorney is engaged.

OPTION 3

Settlement-funded

The engagement pays for itself from what the estate produces: a life insurance assignment, or the settlement of the estate sale or house closing. Funds are held by the insurer, funder or attorney and release only on the executor's written confirmation that the work is delivered. The settlement funds the contract; it never accelerates it.

Available when the estate qualifies and an attorney is engaged.

Terms worth knowing

The parts of the fine print families actually care about, stated in the large print.

  • Your originals are never hostage. They come back to you regardless of the state of the bill. Only closing steps wait for final payment.
  • We never take prepaid money for future promises. A deposit covers work in progress, nothing more. This county has seen what happens when prepaid promises and missing records mix; we built the opposite.
  • We never buy from an estate we serve. No exceptions. A helper with a bid is not a helper.
  • Every fee shows in the record. Ours, and every crew's. If a dollar moves anywhere near your estate, you can see it.

A walkthrough costs nothing and settles the number.
